RESPONSIBILITIES

Onsite Management of 73 units.
-Be a valuable part of an effective on-site team, Maximize income potential, Ensure good resident relations, Maintain site records (certifications, leases, etc), Oversee physical preventative and daily maintenance schedule, Oversee resident retention program, Enforce house rules, Maintain excellent curb appeal and interior cleanliness.

DUTIES
-RENT apartments. The Manager is responsible for the rental of the apartments as they turnover.
-Collect, record, and deposit rent, security deposits, and application fees as required.
-Collect delinquent rents. This will include sending warning letters, making personal contact with the resident and sending eviction notices when necessary. Rents are due by the first day of each month. All rent must be collected and deposited by the 15th day of each month.
-Possess knowledge of MHFA Tax Credit Housing requirements and Compliance related issues.
-Prepare and process all leases and applications. The manager must also complete credit checks, landlord references, and criminal background checks on all applicants.
-Submit all required paperwork to the main office accurately and on a timely basis.
-Maintain accurate payroll records.
-Hire, supervise, and terminate on-site employees in accordance with the laws of the State of Minnesota.
-Train and be responsible for work performed by all staff members.
