The Floating Property Manager (FPM) supports the Property Managers for ensuring the physical, fiscal and social soundness of a property, operating the property in accordance with appropriate lender, investor, U.S. Department of Housing & Urban Development (HUD), State of California, or local governmental requirements and EBALDC's internal guidelines. The FPM is responsible for initiating solutions to the unique issues and challenges of his/her property, conducting interviews and collecting paperwork needed for leasing of the vacant units, completing recertifications, inputting workorders into Yardi, and other duties as assigned. Many duties of the FPM are identical to the Property Manager, and the FPM will be called upon to assume the latter's responsibilities in his/her absence or as directed by his/her Property Supervisor or Director of Property Management.

This position will also be assigned to support various Property Managers throughout the portfolio as the FPM. The scope of duties will be the same as the key duties and responsibilities listed below. Assignments and locations will be determined each week by the Property Supervisor for the remaining 37.5 floating hours.

Required Knowledge, Skills & Abilities:
At least two (2) years college or equivalent
Sound judgment
Ability to work with a wide variety of personalities and deal with them in an effective manner
Basic bookkeeping knowledge
Computer literate in Microsoft Word and Excel
Skills in problem solving with staff and residents
Good written and verbal communication skills
Ability to interact with a wide variety of people - personnel, residents, local agencies, contractors and owner
Ability to take initiative and think independently

Preferred Qualifications:
Experience certifying tenant incomes to meet Section 8 and HUD regulations
Knowledge of low income housing tax credit regulations
Background related to tenant population of building complex (i.e., handicapped, elderly, homeless) preferred
Bilingual in Asian language, Spanish or other language that meets needs of tenant population
Experience with Yardi
