Qualifications:
Must have previous experience in most areas of maintenance and repairs.
Must have a good history of job dependability and performance.
Must have experience in the use of maintenance equipment and tools.

Timely maintenance for our tenants is our number one priority.

Maintenance Technician needed for all round maintenance work. The Candidate must be a Self-starter with a Broad Range of Maintenance Skills suited for single family and Multi-Family Dwellings. Requirements: Clean Driving Record Ability to lift up to 75 pounds Knowledge of Plumbing, Light Carpentry, Painting, Drywall, HVAC, Appliances, Simple Electrical Wiring and Related Skills Cell Phone Duties: minor plumbing, light carpentry, Painting, Drywall, Minor HVAC, Minor Appliances, Simple Electrical wiring Property clean outs, mowing, weed eating, trimming Routine Property Inspections

Location: Lexington, KY Area

Must pass a personnel screen and drug test.

Responsibilities

General Maintenance jobs include but not limited to: plumbing, light carpentry, Painting, Drywall, HVAC, Minor Appliances, Simple Electrical wiring Property clean outs, mowing, weed eating, trimming
Completes all maintenance work orders in a timely manner.
Completes make-ready process of vacant units as directed by the Property Manager, including repairs, cleaning and painting.
Purchases maintenance supplies with Property Supervisor approval and within a strict or limited budget.
Maintains inventory controls for cost effective operations.
Assists in monitoring all work being performed by outside contractors/vendor
Responsible for emergency maintenance services.
Be available by cell phone 24 hours a day and 7 day a week.
Monitors and maintains all building systems as assigned.
Inspects properties for needed repairs, such as gutters, downspouts, roofing, siding, water leaks, HVAC units, etc.
Oversees and logs annual examination of each unit, including smoke detectors.
Keeps sidewalks, stairs and parking lots free of snow and ice and updates the snow and ice removal logs.
Conducts and logs quarterly replacements or cleaning of furnace filters.
Coordinates special projects as directed by the Property Manager, Property Supervisor and Owner.
Responsible for alerting the Property Manager of any unusual occurrences and/or damages on property.

Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees. Assures safety standards are used and comply with all Fair Housing, Company, Local, City, State and Federal guidelines. Ensures compliance of all work related activities in a fair, ethical, and consistent manner and complies with Fair Housing guidelines. Follows established company policies outlined in the Employee Handbook. Reports to work during scheduled business hours, on time and prepared to work. Demonstrates a willingness to work as a team. Sets and accomplishes goals. Prioritizes workload. Keeps constant communication with Property Manager.
Respond to all assigned maintenance work orders.
Rectify all maintenance problems during the work day.
Responsible for general clean-up of properties.
Be available for after hours emergency calls on a rotational basis.
Be able to perform unit turns.
Will perform other duties and assume other responsibilities as maybe assigned.

Qualifications

Clean Driving Record
High School Education minumum
2+ years of Maintenance experience.
Vocational/ Technical training a plus but not required
Moderate computer knowledge required.
Ability to organize and multi-task.
