We are currently hiring for a Maintenance Technician who will work independently and use their own tools to complete various maintenance tasks for RPM. This individual will be responsible for driving to various properties from Oak Creek to Hartland and in between to do inspections, make repairs and turn over units. A company truck is provided.
This position's schedule is 8:00 am and 5:00 pm Monday through Friday. Some weekend or evening hours may be necessary; however, infrequent.

- Mechanically inclined
- Have a valid driver's license and a clean and acceptable driving record
- Have reliable transportation
- Have adequate auto insurance
- Have mobile phone with e-mail capabilities and camera
- Be able to perform duties that job requires
- Able to use an IPad, Computer, Email, and willingness to learn new technology
- Have strong knowledge of geographic area
- Be dependable - Have knowledge of general maintenance
- Have your own tools (hand and power)
- Strong work ethic
- Professionalism and great communication skills
- Detail Oriented
- Must be able to carry up to 50 lbs. regularity and climb stairs/ladders
- Work in all types of weather
- Ability to physically work on repairs for hours at a time
- Ability to act and operate independently with minimal daily direction from manager to accomplish assigned maintenance work orders
- Have time management skills with a sense of urgency/meeting deadlines
- Must be excellent decision maker
- Ability to work cooperatively and collaboratively with all levels of employees, management, and external -agencies to maximize performance and results

- Complete work orders for leased units (plumbing, light HVAC, carpentry, change locks, light electrical, handyman duties, drywall, tile, painting, caulking, appliance repairs, general repairs, etc.)
- Make ready units/vacant unit turns
- Performs interior and exterior or drive-by inspections of properties
- Posts notices on doors
- Places and removes "For Rent" signs on properties
- Places and removes lockboxes
- Identifies and notifies office of tenant or property deficiencies
- Photographs properties
- Completes Inspection/Condition/Maintenance Reports
- Meets vendors/contractors at properties
- Makes recommendations for repairs and/or maintenance
- Coordinate with outside contractors and vendors for work not handled internally
- Coordinate and facilitate maintenance programs

2.Must be reliable and dependable
3.Work orders are done to specifications
4.Work safely and drive safely
5.Paperwork is completed accurately and on a timely basis
6.Inspection reports are completed and RPM policies and procedures are followed
7.Reports to work regularly and on time
8.Adherence to All RPM's policies
