The Project Manager (with strong background in HVAC and/or Plumbing) is charged with client satisfaction and field execution on major projects. Having overall responsibility for the success of the project, the PM actively manages the progress, accuracy and execution of the Company's work within the contract scope, dollar amount and agreed-upon schedule.
The PM will become thoroughly familiar with the estimate and final negotiated price/scope of the project and will prepare detailed cost background for accounting. He/she will purchase all subs and vendors and schedule project in accordance with GC's initial construction schedule and estimate. The project manager documents all deviation in schedules and changes in scope and presents accurate and timely cost impact pricing to GC for all such changes.
8-10 years prior experience on projects ranging from $2M- $20M. These projects should be mostly private and varied in scope (institutional, laboratory, residential, mixed-use).
BA/BS degree in engineering or equivalent experience
Demonstrated supervisory and people skills.
Excellent communication skills (written and verbal)
Strong computer and documentation skills
Excellent time management skills; ability to multi-task
Must professionally represent J.C. Cannistraro, LLC with all clients and contacts
Process of Project Management (1-2 year project duration)
Becomes thoroughly familiar with estimate and final negotiated price and scope
Prepares detailed cost background and presents to Accounting ("puts job into computer," i.e., cost codes assigned)
Purchases all subs and vendors equal to or less than presented in cost code breakdown
(above 3 steps done within 30-45 days of contract award)
Schedules project in accordance with GC's initial construction schedule and estimate
(above step done in the next 30 days)
Works with Coordination Department to complete the coordination drawings and pre-fab process
Actively manages the progress, accuracy and execution of JCC's work within the contract scope, dollar amount and agreed schedule.
(Above 2 steps done within 4-6 mos)
Documents all deviation in schedule and changes in scope. Presents accurate and timely cost impact pricing to GC for all such changes.
Insures that GC is in agreement with all changes and produces necessary change order paperwork.
Submits monthly requisitions and approves sub and vendor invoices. Close out project in a timely manner in accordance with the contract document
