Downtown Austin 2/1 furnished cottage for Sept-Oct $1200 Abp

I am looking to sublet (furnished) my little 900 sq ft. downtown Austin cottage for Sept/Oct, and possibly longer. I will be house-sitting locally for some friends who are going on an extended trip, so I am open to having people in my place during that time.

The place is 2 bedroom, 1 bath, full-sized washer/dryer, central heat and air, and full (if European-sized) kitchen, excluding dishwasher. One of the bedrooms is technically an "office" in real estate terms, as it does not have its own closet. But I have a double bed set up in there, and there is a double bed in the main bedroom, as well, as you can see in the pictures.

Rent is $1200/month for one person (which is extremely reasonable for this area), but since some utilities (gas/water) are included, my landlord would probably charge a little more for two people to be here. Otherwise, the $1200 will include all utilities, including gas, water, internet and electric. I have a dog (you can see him in one of the pictures) and have paid a pet deposit. My landlord prefers no pets with people he doesn't know, but this might be negotiable. I do not have a TV (thus, no cable, either). I just use Netflix, and find I don't miss the extra noise of TV. :)

The address is very near the intersection of W. 12th St. and N. Lamar Blvd., if you would like to map it. Obviously, I'll give you the exact address if you want to proceed with more details. It is located six blocks west of the Texas state capitol building, and six blocks north of the flagship Whole Foods store. Lots of cute, cool cafes and restaurants are within easy walking distance.

This is a busy downtown area during the week, as this location is a mixture of residential and commercial. That being said, it's remarkably quiet most of the time, especially on the weekends. There is one dedicated parking space for this unit.

As you would be renting my place furnished, I might also ask for an additional damage deposit on my personal belongings -- fully refundable at the end of your stay. We can discuss specifics. I'm a pretty reasonable person, but as you could understand, just need to protect my interests, as well.

This place is a little quirky and very charming. Very Austin! The neighbors are nice, and the location cannot be beat!
