General Position Description
The United Auburn Indian Community (UAIC), Located in Auburn, California, has an immediate need for a Building & Grounds Worker. Under general supervision of the Facilities & Maintenance Director, incumbent performs general grounds maintenance and routine gardening work. The incumbent is additionally responsible for timely and accurate repairs and routine maintenance of buildings and grounds, including but not limited to, plumbing repairs, light electrical repairs, lighting, office furniture, drywall repairs, painting, floor repairs, light HVAC work, or other items as needed. The incumbent will be required to exercise judgment and take initiative in operating the full range of tools and mechanical equipment related to a specific assignment.
Duties & Responsibilities
General grounds maintenance work-including, but not limited to:
oRaking leaves and weeding
oPlanting, cultivating and caring for lawns, ornamental plants, shrubs, trees and flowers
oPerforming soil treatment and preparation
oPlant disease and pest control
oRepairing lawns and playing areas
Maintains sprinkler systems, installing and repairing sprinkler heads and lines
Overhauls and maintains irrigation system including clocks, valves, heads and lines
Assists in planning areas to be developed and landscaped
Troubleshoots and performs routine building maintenance tasks involving carpentry, painting, carpet, tile, plumbing, heating, electrical and mechanical work
Participates in the coordination and scheduling of assigned projects/areas of responsibility
Communicates and acts as liaison with other departments and/or trades persons and contractors
Assists in the operation, adjustment, and minor repair of heating and air conditioning units including identifying and resolving issues associated with building automations systems, climate control systems, access control systems, etc.
Makes repairs on doors, window, floors, lockers, gates, roofs, and ceilings
Inspects maintenance projects under contract with UAIC
Operates various power and hand tools
Office space/cubicle build-out
Repairs various types of office furniture
Cleans up spills and unsanitary conditions when they occur
Identifies and reports possible defects and faults in construction
Identifies equipment needs for each assigned project
Utilizes proper safety precautions related to all work performed
Maintains awareness of the operating procedures and policies of the work unit
Reports to work on time and maintains a satisfactory attendance record
Must display flexibility and ability to respond to after-hours call outs and in support of scheduled UAIC functions/events during weekends and/or holidays
KASOC's-Knowledge, Abilities, Skills, & Other Competencies
Knowledge of methods, techniques and tools used in the construction field
Ability to repair and conduct maintenance on a wide variety of facilities, systems and equipment, including but not limited to, HVAC package units and central alarm and access systems
Electrical trouble shooting skills
Operating knowledge of small engine equipment such as mowers, pruners, weed-eater, blowers, etc.
Basic PC abilities required
Ability to pass a forklift test if needed
Reading, writing, arithmetic and communication skills equivalent to those obtained from completion of high school or commensurate experience
Three (3) years of increasingly responsible experience performing building maintenance duties
Valid driver's license
Physical demands vary from routine duties in office settings or on company premise to traversing rough terrain at construction sites during field visit. Impromptu field or premise visits are often required to inspect field conditions at construction sites.
oThese field or premise visits require the ability to bend, squat, and reach, climb ladders, and balance in potentially rough terrain.
Must be able to distinguish scents and noises
Color vision is required for color coded cables and wiring
Occasionally exposed to extreme heat or cold when working outdoors performing repairs or maintenance on company buildings or grounds.
Exposure to moderately high noise levels and high vibration when using power tools.
Frequent, unavoidable exposure to hazards such as electrical shock, falls, burns and toxic chemicals while repairing and maintaining company buildings and grounds.
Occasionally subjected to low-level lighting, and atmospheric conditions, such as fumes, dust, odors, gases and poor ventilation.
