SUMMARY: This position will be responsible for maintaining the physical integrity of the property and assisting the Maintenance Supervisor and Assistant Maintenance Supervisor with their responsibilities. This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. The Maintenance Technician assists with all aspects of the property's maintenance including the physical grounds, custodial, preventive, corrective, deferred and emergency. This person is also responsible for following the maintenance program to protect and maintain the property.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Effectively communicates with residents, guests, visitors and staff.
Conducts all community maintenance work, service requests, punch-outs, building inspections and preventative maintenance.
Ensures that all work has been completed in a safe, prompt and professional manner.
Communicates with managers about demonstrated concerns of the community.
Prepares maintenance reports and other job related documentation.
Maintains inventory of equipment, tools and supplies.
Serves as a role-model for maintenance staff by following all policies and procedures.
Presents an appearance appropriate to the image of the Westminster and the community.
Completes additional duties as described by the Maintenance Supervisor or Assistant Maintenance Supervisor.
Maintenance Responsibilities: The Maintenance Technician must have the ability to install, service, replace and repair the following items in a responsible and professional manner that meets industry standards.
These responsibilities include but are not limited to:
Vinyl and ceramic floor covering
Countertops and cabinets
Window screens and blinds
Interior and exterior doors
Electrical circuits, receptacles, breakers, switches and fuses
Appliances such as stoves, refrigerators, washers and dryers
Toilets, sinks, vanities and disposals
Clean and inspect boiler and storage rooms
Stair treads and cove basing
Gutters, down spouts and connecting hoses
Minor drywall damages
Sub flooring, wall studs and floor joists
Removing bulk trash (including appliances)
Clearing drains and sewer lines up to 4"
EDUCATION AND/OR EXPERIENCE:
High school education or equivalent. Minimum one year full time experience in the multifamily property in the multifamily industry. Demonstrated knowledge of work safety habits. Type I and Type II CFC, as well as HVAC certification is a plus.
