Overview:
Perform general maintenance work for The Wintonia, a 92 unit SRO building serving very low income, chronically dependent individuals who were deemed homeless and vulnerable at the time of application. Individuals at The Wintonia are generally also alcohol dependent with or without serious medical and/or mental health impairments. The Wintonia provides permanent supportive housing within a housing first harm reduction model which means maintenance staff are often exposed to ongoing challenging behaviors that arise from active alcohol or drug use.

The staff works from a multi-disciplinary approach in which all staff coordinates services to ensure residents achieve housing stability in an environment that promotes individual dignity and respect.

Maintenance Technicians perform general maintenance (plumbing, electrical, appliance, carpentry, wall repair, etc.) at The Wintonia.

Responsibilities:
-Receive and investigate requests for maintenance in apartment units, common areas or to the exterior of The Wintonia.
-Make needed repairs, refer to supervisor, or contract with outside vendor. Remedies may be in the form of plumbing, electrical, appliance, carpentry, drywall and/or lock repairs.
-Follow established procedures in completing work orders and document repairs accomplished.
-Carry a radio in the building and respond quickly to emergency calls. Take rapid action to resolve urgent problems and to prevent further damage or harm to building and/or tenant.
-Understand the functions of the fir control, steam, water, and pump systems. Routinely observe these systems to determine that they are working properly. Assist in the education of other staff members to the function and maintenance of these systems.
-Assist in preventative maintenance program by oiling, replacing filters, cleaning, etc.
-Obtain supplies, equipment, or services which enable maintenance to be completed.
-Move furniture, change light bulbs and assist with pest control.
-Assist Janitorial department in making apartments ready for new residents.
-Coordinate custodial staff and occasionally assist with custodial duties within the building.
-As directed, assist with interior and exterior repairs and painting
-Educate tenants as to the correct use of apartment amenities. Communicate with tenants and staff for the purpose of understanding their concerns about the maintenance of their apartments and the building as a whole.
-Alert management team members to non-maintenance areas of concern.
-As requested and according to availability, handle on-call maintenance urgencies.
-Uphold the mission of Catholic Housing Services.
-Develop and support a positive, team-oriented work environment.
-Assist Janitorial staff in keeping the Wintonia clean, safe and sanitary.
-Other duties as assigned.

Qualifications:
-3 years maintenance experience, ability to assess janitorial and maintenance issues and determine appropriate response.
-Working knowledge and experience with or aptitude to quickly learn basic plumbing, locks and electrical systems.
-Working knowledge and experience with repair of plaster, wall repairs and painting.
-Willing and able to learn fire control, water and other building systems.
-Ability to work independently and as a member of a team, prioritize multiple work tasks and follows through to the completion of the task.
-Ability to communicate effectively in English, verbally and in writing.

-Willingness to learn and work within a team environment.
-Demonstrate the necessary attitudes, knowledge and skills to deliver culturally competent services and work effectively in multi-cultural situations.

Preferred Qualifications:
-3 years maintenance experience.
-Demonstrated problem solving skills.
-Experience working with a diverse population and residential environment.
-Experience working with low income and/or homeless populations.
-Experience with computers, including email, work processing and spreadsheets.
