Great home, great schools.

A pretty comprehensive fire resulted in this being rebuilt from the foundation up in 2007. Everything in this house was new in 2007. New vinyl siding, windows, roof, wiring, plumbing, HVAC, everything.

1924 sq. Ft of gross living space includes:
3 bd. 2 full bath.

The entire second floor is one very large bedroom with a full bath and walk in closet. It's an amazing space.

Wood floors downstairs except in bathroom.

One car attached garage.

784 sq ft two car detached garage. Great shop area.

Home is on 2 lots with a large fenced yard. Large deck for entertaining.

Greentree waterproofing. Basement stays dry, even in this last rainy spring.

So, why is it a flipper or a fixer upper?

It's been lived in, and the amount of work that the realtor believes would be required to sell requires more money and time than I have. It needs touch up painted, doors need painted, it needs gravel or concrete in front of the detached garage (I always used it for a shop, so I never got around to doing that). It needs landscaping. There was a long honey-do list that didn't get done.

A nearby similar home with less square footage, a smaller yard, with no deck recently appraised for $163 K.

Asking $145,000.

I will post more pics as they come available (We have to organize after packing).

I realize that I posted this as a flipper fixer upper, but I believe my asking price has taken into account the costs of what we would have to spend on what all needs done and still leave a good margin for a quick profit. It truly would be a quick flip, so please do not respond with insulting low-ball offers. We aren't that desperate.
