Looking for a room/garage/back house for day use as a music studio

So I kind of want to live in a yurt or large tent in somebody's backyard (still looking if you've got space).

The thing is, I'm a music producer.

Unfortunately, I cannot easily set up my music studio in a yurt, and besides, as music becomes more than a hobby for me, I'll want a dedicated space to do it. I've outgrown the "bedroom producer" stage (or at least I've graduated to the "fake it 'til you make it" stage).

Anyway, looking to pay between $300-500 for your extra room or garage or back house. I'll need a small to medium sized room, ideally carpeted (otherwise I'll bring in temporary carpet myself). Central AC is a must (but I won't run up your bills by making it super cold).

I will only need the space during the day -- normal hours are 10-6 or 7, but if you're open to me going later occasionally, that's even better. If the room has a separate entrance, even better. I will need electricity and use of a bathroom.

I'm open on the price -- if you have something more than an extra room (say, acoustic treatment, it's extra large, there's a closet I can convert into a vocal booth, etc.) I will be willing to pay more.

If you're in a band, I'll record your band for free whenever you want (as long as it doesn't conflict with my own sessions) if you give me a good deal.

Spaces outside of the reasonable limits of the city (the quadrilateral formed by Mo-Pac, 71, 183, and Airport) are undesirable but if it's super cheap, I may be open to it.

Finally, about me: I'm a jazz pianist and electronic music producer. My favorite musicians range from Q-Tip to Beethoven to Daft Punk to Brad Mehldau to Led Zeppelin to Erykah Badu to Andrew Bird to the Punch Brothers. I play in a couple different groups around town, I produce for other people, and I pay my rent with the occasional freelance web development job. I like to read books. I don't like television, but I hear Orange is the New Black is worth watching. I like movies. I like art. I like fashion. I like design, particularly minimalism. If it's creative, I'm into it.
