We are seeking a motivated, energetic, Maintenance Technician in Omaha with previous experience in the multi-family housing industry. Please reply to this ad with your desired compensation and resume. Only resume's with Salary Requirements will be considered.

Must have basic hand tools, attention to detail, excellent customer service skills, as well as skills in carpentry, plumbing, electrical, and miscellaneous "handy" work that may be needed to restore/repair apartments to move-in condition or help out existing residents with maintenance repairs basic hand tools

Job duties include but are not limited to:

Must pass background check & drug screening.
Perform a variety of tasks involving strenuous manual labor in preparing apartments to be rented.
Maintain a clean property and job site picking up all tools and equipment as work is completed and secure job site each day in order to eliminate potential hazards.
Material handling and storage.
Repair or replace light switches, wall receptacles, lighting systems within apartments, bath exhaust and range hood fan motors, exterior lighting systems.
Repair or replace kitchen and bath fixtures, ceiling fans, commodes, toilet seats, water tanks/floats, flush valves, water level control valves, and flush valve assemblies.
All touch-up painting required keeping walls, doors, cabinets, and furniture in good condition.
Repair or replace locksets, hinges, doorstops or other door closures.
Repair damage to wallboard, plaster, and masonry.
Routine maintenance on appliances, HVAC units, and other pieces of equipment located in the complex. Maintenance procedures to include cleaning, oiling, lubricating, and adjusting appliances.
Ensure grounds and common areas i.e., laundry room, pool, courtyard, walkways are kept clean.
Other duties as requested by Area Supervisor and Property Manager.
Ensure that proper safety and incident reporting procedures are followed.
Valid Driver's License and reliable vehicle

Knowledge of proper use of equipment, materials and supplies used in construction and repairs.
Ability to work independently and complete daily activities according to work schedule.
Ability to lift, push and pull heavy objects frequently.
May be required to stand or kneel for multiple hours and preform strenuous physical labor.
Ability to communicate professionally, verbally and in writing.
