Government subsidized ("Affordable") multifamily complexes comprise approximately 60% of the apartment-living portfolio. The remainder of the portfolio consists of conventional apartment properties, as well as mixed-use properties and marinas, congregate care facilities, and commercial/industrial properties.

G&K has an immediate need for an experienced Community Manager at our affordable apartment community in Fresno. The Community Manager is responsible for the daily operations of the community including the supervision of all administrative and physical aspects of the property.

PRIMARY DUTIES AND RESPONSIBILITIES:

Responsible for day-to-day operations, financial performance, resident relations and vendor supervision
Interview, train and coach new and existing staff as well as monitor daily performance
Collect rent and deposits, reconcile receivables, approve invoices and reconcile petty cash
Walk the property a minimum of three times per week; identify, in conjunction with the Maintenance Professional about potential repairs or capital projects; identify actual or potential risk management issues; Inspect vacant units to ensure rent readiness
Provide excellent customer service by ensuring all resident requests or concerns are addressed and resolved in a timely, efficient and courteous manner
Ensure that all maintenance requests are responded to within 24 hours
Be responsible for after-hours and emergency coverage
Ensure regulatory compliance requirements in accordance with HUD Housing (Section 8) standards, including file compliance, recertifications, interim recertifications and prepare files for approval
Perform evictions as required and participate in associated legal proceedings as needed
Assist the Regional Manager, as needed in long-range planning, and communications
Introduce the resident to our apartment procedures
Perform additional duties as assigned

QUALIFICATIONS
At least 2+ years' previous property management experience
Previous experience with affordable housing such as Project Based Section 8/CALHFA or Tax Credit (Section 42) preferred but not
Ability to interact effectively with prospects, residents, peers and management
Proven track record in delivering excellent customer satisfaction
Excellent leadership and team building skills
Strong written and verbal communication skills
General office and bookkeeping skills
Excellent aptitude with property management systems, One Site a plus
Excellent computer literacy with a strong working knowledge of Microsoft Office
