The lowest-priced lot on the road was advertised for $45k last year by a motivated neighbor; but it is $55k this year. The owners reside at 71 Wager Ln. Neighbors' lot is at 1100 Hollida Ln.
The Berkeley County Tax Assessor has the vacant 5-acre lots assessed at $33,790 for 2015 and 2015 property taxes at $406.80 per lot.
The 5-acre lots that are for sale are 1 mile from Swan Pond Rd. There are 2-acre lots for sale nearby at Swan Pond & Eiderdown. I have two 5-acre lots for sale where cheap manufactured homes are allowed-- you will see two on the gravel road on the way to my lots. My lots are at 940 and 1000 Hollida Ln.
The building lots need to be improved with a well & septic for a residence which may add up to $20k to your costs. My lots were perc tested in 2007. Expect a well to be 200 ft deep.
There is Frontier DSL for Internet on the road; it is fast enough for Netflix.
Buyer pays all fees to buyer's broker or agent.
CAVEAT EMPTOR. A house is a nightmare if you spend too much money on it and cannot sell it when it is time to move. Residential real estate is not a liquid asset, and more of an expense than an investment. Live cheap but good with land for privacy from your neighbors. Fast Internet (wired and not metered) is a high priority-- do not buy any real estate that does not have it.
